Conventional Multifamily
Class A and B garden, mid-rise, and high-rise multifamily. The core market for the ResTech360 partnership model. Standard amenities, premium-tier resident technology, and the full revenue stack — bulk Internet, streaming TV, smart IoT, and advertising. New development and stabilized assets both qualify.
Senior Living
Independent living, assisted living, and continuing-care retirement communities. Senior residents and their families place particular value on reliability, simplicity, and resident-facing technical support — all of which ResTech360 delivers as part of the standard partnership package. Telehealth-ready connectivity, in-unit safety integrations, and amenity-area signage all fit naturally within the stack.
Student Housing
Purpose-built student housing requires high-density, high-bandwidth Internet and rapid resident turnover. The wholesale-bulk model is particularly well suited — one network, one bill, and turnover-proof onboarding. Smart locks and access control reduce the operational burden on property staff during move-in and move-out cycles.
Mixed-Use & Repositioning
Adaptive reuse, repositioned older assets, and mixed-use developments with residential plus retail components. Resident technology becomes a tool for re-leveling rents post-renovation. The partnership model is especially attractive on repositioning projects where door-fee carriers won't engage at smaller unit counts.
Project sizes we work with
ResTech360 partners on projects from 100 to 2,500+ units. The economics scale linearly — per-unit profit-share and asset value uplift remain consistent regardless of project size. Smaller projects (under 100 units) are evaluated case by case.
